St. Robert city officials revealed the topic Wednesday of recent closed sessions as the city unveiled plans to extend Eastlawn Drive to J.H. Williamson Drive.
The announcement came Wednesday with Mayor George Sanders’ signing of the agreement securing the final 47 acres and sealing the $2.1 million deal.
In all, the property will involve 79 acres, including another 38 previously purchased.
The project will extend Eastlawn Avenue west, past Missouri Avenue between AutoZone and Subway through a grassy meadow where it will curve and eventually tie into J.H. Williamson Drive.
This property has been acquired from Fort Wood Properties, LLC. Randy Becht of Becht Properties brokered the deal.
“This will provide us such development for growth,” City Administrator Alan Clark said while standing on the rear of the AutoZone parking lot as he awaited for other dignitaries to arrive.
“We’ve been talking of developing our city’s core, and this will allow us to do it.”
“This will open a new east-west road corridor that will relieve some of the traffic pressure on Missouri Avenue, as well as providing a location for an additional Fire Department sub-station to serve the eastern portion of the City,” Clark said.
In addition, the western portion of the property that adjoins the St. Robert City Park is expected to be used to accommodate the development of a new Community Center and Emergency Storm Shelter, he said.
The City anticipates that there will be excess commercial property once the road and municipal park projects are complete.
Becht of Becht Properties will serve as the sales agent for these excess properties.
In addition to this property, the City has also acquired 31 acres of land on Superior Road which includes a 14,400 square foot commercial building.
The City acquired this property from Security Bank for $400,000 and expects to utilize this parcel for additional city purposes and future industrial use.
The entire purchase is being financed by Security Bank of Pulaski County. As with all of the cities’ recent projects, financing by local banks means that Pulaski County and City funds stay here and work for the betterment of our community.
“We’re excited about the job possibilities for local residents,” Clark said. “There are a lot of unemployed and underemployed in the area, and this could help those people, too.”
Clark said the City of St. Robert has witnessed significant economic development since the fall of 1998, both in residential and commercial land development in our community. The downturn of the national economy during the last couple years, however, has presented a new set of challenges for the private sector that the City Council must be prepared for with a proactive strategy that will ensure the economic prosperity of the City of St. Robert continues.
With this purchase of approximately 78 acres of high-value property, the Mayor and City Council are excited about the attractiveness of these sites that could entice the private sector to develop a critically needed quality health-care facility, expand retail and family oriented businesses, establish a light industrial development that will create new employment opportunities for the areas underemployed workforce, and a provide a means by which additional road and utility infrastructure improvements can be constructed.
“This area really needs a large health-care facility, and this could be the place for it,” Clark said, stopping short of stating any commitments.
Sander’s and the City Council are confident that this opportunity that has presented itself will provide an inducement to the private sector to expand their business operations here in the City of St. Robert, and continue our goal of attracting those developments that will enhance the quality of life for the residents of St. Robert, the surrounding communities and Pulaski County.
